    Below should give you an idea of the transactional services we offer so that you can feel confident we are looking out for YOUR best interests.  In addition to what is stated, in each one, we will always ask that you get us a Future Home Questionnaire right away so we can send you a list of homes that we have access to in our database.  Our website is great and offers a lot of options, but we again have access to 1000’s of homes. We will also refer you to one of our Lease Option and Owner Finance Real Estate Team Members and Specialists who do this everyday and help protect so many others just like you.  Once you find a home you like and the terms fit, we will assist in making the offer and include all of our added protections to make sure that you get the time you need to get the financing and that your down payment is secure.  Remember, we only earn income if you are successful so we are not only ethically motivated but financially motivated to help you succeed!

Credit Restoration – Home Owner

    This is the fastest path to being a homeowner. Aligned with an amazing Credit Restoration System, we can offer this service and once you purchase any home with us as your buyer’s agent, Lease Option Group will refund the full amount of Credit Restoration. We are motivated ethically as well as financially and when you buy a home we earn income, so it only makes sense to offer you an incentive to work with us and benefit with the best Credit Restoration Company we’ve found, and believe me, we have searched high and low and this is the best! So, if credit is the only factor, let’s get you started today!

Lease Option – Home Owner

    In some cases credit is not a factor. You may have amazing credit scores, but for some reason the banks won’t lend to you. This could be because your CPA is doing an amazing job for you and showing no income on your taxes, or you have a home that you just rented out and the lender will not take the monthly rent for one year to off-set your debt to income ratios. This is a great way to find a home and not worry about moving again, and so long as you’re working with your Mortgage Planner on what income you need the CPA to show, you’ll be able to exercise the Option within 2 years!

Lease Option – Credit Restoration – Home Owner

    Now, there are those that have had to file BK or Foreclosure in the very recent past and guidelines on the time after these events are 2-3 years min before you can get a conventional loan. The guidelines may change, but for now, you have the ability to get into a Lease Option and get your credit restored by removing the BK and/or Foreclosure as well as any other negative credit items and by the time your are out of the 2 – 3 year window you will be able to purchase your home and get the credit restoration refund as well! IF YOU HAD A SHORT SALE, PLEASE LET US KNOW AS WE MAY BE ABLE TO HELP YOU MUCH SOONER!

Owner Finance – Refinance

    This is a plan for buyers with at least 10% down as that is 90% of what sellers require doing an Owner Contract and a balloon payment is normally due in 3-5 years. Interest Rate negotiable…but this is a Purchase! So, if you have 10% down and are working with a Mortgage Planner and CPA to get the Debt to Income to where it needs to be, then this is the best one for you. Write off interest and gain equity.

Owner Finance – Credit Restoration – Refinance

    This is my favorite because if you need Credit Restoration at all, and are able to put down 10%, then Lease Option Group will refund you immediately after you close on your home so long as you allow us to help you and act as your buyer’s agent!
